PUERTO PEÑASCO, Mexico — Rocky Point’s real estate market is full of possibilities for buyers and sellers, with MLS data from Sept. 2025, showing more homes to choose from and rising prices in popular areas. With the Federal Reserve likely to cut interest rates soon, now’s the time to jump into this market before it picks up speed.

Buyers have a wide range of choices with homes for sale jumping 110%, from 316 in 2024 to 666 in 2025, boosting their ability to negotiate favorable deals. For example, Cholla Bay listings grew 190%, from 20 to 58 homes, while Islas del Mar soared 380%, from 5 to 24. Sandy Beach jumped 120%, reaching 340 units. This wave of choices helps buyers find deals, especially in Laguna Shores and Playa Miramar, where sales volumes dropped 58% and 54%, respectively. Total homes sold fell 7%, from 211 to 196, and the average sale price dipped 4%, from $393,773 to $375,484, tipping the scale slightly toward buyers.

Sellers, however, are reaping rewards in high-demand areas like Playa Encanto, where sales volume surged 84%, from $5.3 million to $9.8 million, and average prices climbed 51%, from $379,379 to $575,618. Cholla Bay and Islas del Mar also posted price gains of 25% and 17%, respectively. Despite an 11% drop in overall sales volume, from $83.1 million to $73.6 million, these neighborhoods show sellers can still command strong returns where buyer interest is high.

An anticipated Federal Reserve rate cut could spark a market boom. Economists project an 88% chance of a 25-basis-point cut in September 2025, based on market data. Lower rates reduce borrowing costs, drawing more buyers to Puerto Peñasco. Areas like Sandy Beach and Las Conchas, with an 84% increase in listings, are well-positioned for an increase in demand.

With the Fed’s rate cut approaching, buyers finding plenty of options and sellers scoring big in areas like Playa Encanto, now’s the time to make your move because Rocky Point’s market is poised to take off.
