PUERTO PEÑASCO, Mexico — Oceanfront homes in the popular Las Conchas neighborhood of Puerto Peñasco are selling, but buyers are picky about price, according to recent real estate data.

The local Multiple Listing Service shows 18 active oceanfront properties for sale in Las Conchas as of April 10. Asking prices range from $450,000 to $2.275 million. How long homes stay on the market depends a lot on the price.

The lowest-priced oceanfront home currently available is a three-bedroom property at S6 L9 Las Olas listed for $450,000. It’s a new listing on the market for only 29 days. It is fully furnished and has a new seawall with direct oceanfront access. This is a strong example of a home priced to sell.

Homes priced between $600,000 and $900,000 often take 400 to 600 days to sell. Properties listed above $1 million usually stay on the market for 200 to 900 days.

Recent closed sales show that many sellers have lowered their prices to make a deal. One home on S9 L10 Viento del Mar listed at $685,000 sold for $505,000 after 70 days. That is a discount of about 26 percent. Two other homes at S3 L343 Ave Viento Del Mar and S5 L2 Vientos Del Mar, listed near $700,000 each, sold for $625,000, which was 10 percent below the asking price.

Higher-priced homes also sold below the original list price. One home at S6 L48 Pura Vida, listed at $779,000, closed at $735,000 after 324 days. Another at L13 Las Mareas, listed at $798,500, sold for $758,000.

The average discount on closed sales was roughly 10 to 15 percent. Most sales happened below $800,000. Well-maintained homes that are kept in top condition can often avoid these discounts, as buyers are more willing to pay closer to the asking price for properties that do not require major repairs.

I believe the market is steady, but buyers are more selective than in past years. Buyers want move-in-ready homes with updated kitchens, pools, casitas, or easy beach access. They are less willing to pay top dollar for properties that need major repairs or seem overpriced compared to recent comparables.

For sellers, the data sends a clear message: Price your home right from the start. Homes that sit on the market too long often sell for less. Well-maintained properties with rental history and titles held in LLCs tend to sell faster and closer to the asking price.

Las Conchas remains a favorite spot for people who want the beach lifestyle in Rocky Point. The community offers direct ocean views and sunsets over the Sea of Cortez. The latest numbers show steady demand, but both buyers and sellers should focus on realistic pricing and good condition.
